Dexter Street Commons - In Progress

The upcoming development at Dexter Street Commons will include 150 commercial residential apartment units with first floor retail. The project is adjacent to the new Pawtucket commuter rail station and borders new bike and bus lanes.

Parcel 6 - Case Study

Providence, RI

CM-At-Risk, GMP with Shared Savings,  Mixed Labor, Stick Built, Post Tension Slab Construction

New England Construction provided preconstruction and construction services on this high profile Providence project. Parcel 6 is directly across the street form the laborers' union. NEC leveraged our local relationships to achieve labor harmony on a mixed labor $26M project. 

This project is the epitome of a collaborative approach to construction. The relationship between Owner, Contractor and A/E demanded the highest level of respect and partnership. As a major obstacle arose in an already logistically challenging site, the team focused collective effort in a successful resolution. 

During construction, NEC and the Owner Group were faced with unprecedented and unforseen cost escalation due to the Covid pandemic. 

Between structural steel, light gage metal studs, copper wiring and wood the project needed to address a $1M cost overrun issue. The team changed from a panelized wood system to purchasing the lumber directly, dividing the framing package between 2 subcontractors and stick building the 5 story apartments. 

Every decision was a team decision. The project was a huge success in that the exhausted contingency addressed all but $150K and in a true collaborative fashion, the Owner split the cost with NEC. 

NEC and D+P Real Estate partnered with RIHousing for this project with 31 of the 62 units reserved for workforce housing with income between 80% to 120% AMI.
