Project Inception to Mobilization: Lead the entire preconstruction process, ensuring a seamless transition from project inception to construction mobilization. Your attention to detail and strategic planning will be the backbone of our successful project launches.

What You'll Do

Preconstruction Manager responsibilities and duties include, but are not limited to the following:

  1. Manages the production of Conceptual, Schematic, DD and GMP estimates for our clients throughout the life cycle of the project as well as provide constructability review services, value engineering, and creative re-design to manage our client’s expectations around cost, schedule, quality and feasibility.
  2. Acts as the project lead throughout the Preconstruction process to ensure that client needs and expectations are being met. This includes coordinating resources from Estimating and Operations to support the needs of the project surrounding budget, schedule, phasing, site logistics, etc.
  3. Works closely with our clients to understand the entire preconstruction and pre-development of the master project schedule. Manage consultants and hold team members accountable for deliverables and deadlines to keep the project on schedule. Be the leader of the entire project for our client’s benefit.
  4. Develops conceptual estimates and budgets to help grow our Boston office as assigned.
  5. Leads the transition of the project from preconstruction into construction to ensure a smooth start.
  6. Manages proposals and billing on all preconstruction and design build projects.
  7. Assists in the creation of early release packages to maintain project goals.
  8. Creates project specific scopes for bid leveling on preconstruction and design build projects.
  9. Assists in procurement on all projects including lump sum awards.
  10. Ensures project handover from Estimating to Operations is conducted in the timeline required for project startup and ensures all documentation is complete prior to project start including creating load sheets for all awarded projects.
  11. Takes an active role in project startup with regard to permitting, jobsite procurement, and any other duties as assigned.
  12. Creates and maintains a preconstruction schedule.
  13. Creates and maintains a Value Engineering Log for each preconstruction project as needed.
  14. Works with Business Development to create and manage client’s expectations of the project cost, timeline, design requirements and quality.
  15. Hires consultants to support the schematic design development to understand overall project feasibility, timeline, and cost for our clients.
  16. Manage subcontractor relationships to help grow our subcontractor base in different geographic and vertical market areas. Increase our overall subcontractor base.
  17. Performs other related duties as assigned.
